A bit of a caution ...

My hometown library had a library/parks deal whereby the library had a
building in a *very* large park but was subsequently not allowed to
expand beyond its original footprint.  The result was its purchasing
land elsewhere in the community.

You need to be very clear on what the library is allowed to do in the
future and have sufficient space for doing so.
