I concur that "you guys" is "an all-inclusive, multi-gender form of
address." I can also report, having grown up with a mom from the North
and a dad from the South that "you guys" and "y'all" are synonymous.
For those uncomfortable saying "y'all," I recommend the variation "you
all." My mom eventually embraced it.

YOU GUYS is an all-inclusive, multi-gender form of address in The Bronx,
New York City, where I was born, raised, educated, and still live in a
house built in 1927 (or 1911, the sources are not definitive).
